Why you should consider this your investment.
1.In the last couple of decades, the Manjung region in Perak, which consists of over 20 towns, has benefited from a number of factors resulting in rapid development and an increase in property prices. Sitiawan, Seri Manjung, Lumut and the island of Pangkor , especially, have seen a substantial increase in demand and a flurry of new residential and commercial projects.
2.Largest Naval Base in Malaysia
One of the main reasons for development in the 90's was the establishment of the Royal Malaysian Navy's Naval Base in Lumut , approximately 10 km from Sitiawan. The Naval Base is currently the largest in Malaysia and has boosted the development of commercial activities in the town, serving both the residents of the base and sailors visiting from other countries
The region is set to see a boom in commercial attractions for the residents as well as visitors, with a number of retail projects proposed for Seri Manjung (including a Tesco Hypermarket under construction) as well as 4 new projects for the town of Sitiawan , which are Sitiwan Central Plaza Mall, Sitiawan Square , Jusco Sitiawan and Plaza Sentosa.
The region is also known for its tourism with a large number of beaches and upscale seaside resorts around Lumut and Pangkor Island (well known for its Pangkor Laut Resort), as well as golf courses at the Damai Laut Golf and Country Club, Royal Teluk Rubiah Country Club and Samudera Golf Resort.
4. Upcoming Large Scale Projects
A proposed Iron Ore mill in Manjung, commission by Brazilian company Vale SA, the second largest iron distributor in the world, is set to begin construction soon, with completion expected in 2013. The Brazilian company intends to use its new Manjung base to expand its Asian market, and the RM8.5 billion project is sure to be a big boon for the region's residents. Another coal powerplant, sited on a man made island off Manjung, is set for expansion plans to be completed in 2014, further increasing interest and value in the region.
The future price of these area is going to shoot up because of the Iron Ore Mill. Alot of demand will come from the top management of the iron ore mills and naval base who needs private lands which is nearby to their workplace. The price of the land here has already shot up and most land is leasehold. whereas my land is FREEHOLD. You can see the prices and development taking shape surrounding this area on these sites. A bungalow house is being sold at RM700k. Alot of developments taking shape because of the expected future expansion of residential demands.
